Maintain proper pool water level between scheduled service visits. Keep landscaping watered and maintained, including weed control per HOA. Promptly report maintenance concerns to prevent further damage. Repair or reimburse owner for damage caused by negligence, misuse, guests, or pets. Replace light bulbs, smoke detector batteries (where applicable), and other routine consumable items. Landlord to pay HOA fees.
