Initial term is one year with automatic renewal every three months thereafter. A $500 fee is required upon completion of application. If applicant is accepted, the $500 fee is applied in full to the damage deposit. If applicant is not accepted by landlord, the $500 fee is returned in full to applicant. The $500 fee is retained by landlord only if applicant is accepted but declines to lease the property. First and last month's rent and a $2400 security deposit is required upon signing lease.
