House is fully furnished. Lease is minimum 3 months, maximum 6 months, with option to renew. No smoking. This is a backyard cottage and there will be tenants in the primary dwelling as well. The 12-month rolling average for utilities is a little over $200, so a flat-rate utility charge of $200 will be added to the monthly rent amount. You will have access to the entire tiny house, as well as the whole backyard. The house has access to the front and side yards, so please don't enter those spaces unless you're invited by the people in the house. There is window film in addition to the curtains to provide privacy between neighboring houses. Tenant is responsible for paying for a tenant screening report which will include a credit report, a criminal report, and an eviction report. Criteria that may result in denial of the application include credit scores below 670 (good credit rating), a rent to income ratio of less than 2:1, inconsistent payment of financial obligations, previous criminal records, or previous evictions. Tenant screening is conducted through KeyCheck and prospective tenants have the right to obtain a free copy of the consumer report in the event of a denial, and to dispute the accuracy of information appearing in the consumer report.
