Terms and Conditions This document constitutes a draft of the agreement only. The original agreement will be signed by both parties upon evaluation and approval. 1. Utilities: Utilities are not included in the rent and shall be the sole responsibility of the tenant. The tenant must establish and maintain all utility accounts under their name and provide proof of activation before the keys to the property are delivered. 2. Payment Terms: Upon execution of this lease agreement, the tenant shall deliver the security deposit and the first month's rent. 3. Smoking Policy: Smoking inside the property is strictly prohibited. 4. Subleasing: Subleasing or assigning the property, in whole or in part, is not permitted during the term of this agreement without the owner's prior written authorization. 5. Lease Term: The lease shall have a term of twelve (12) months. It may be renewed by mutual agreement one month prior to its expiration. If not renewed, the lease shall continue on a month-to-month basis. 6. HOA Fees: Homeowners Association (HOA) fees are included in the rental amount. 7. Keys and Access: Keys and/or access devices for the property, beach, pool, and common areas will be provided. The tenant is responsible for their safekeeping and shall cover any replacement costs in the event of loss, damage, or misuse. 8. Repairs and Improvements: Any repair required to the property must be previously consulted with and authorized by the owner. Improvements without the owner's express authorization are prohibited. Under no circumstances shall the cost or value of such improvements be deducted from the rent without the owner's prior written consent. Duracion del Contrato: El arrendamiento tendra una duracion de doce (12) meses. Podra renovarse mediante acuerdo entre las partes un mes antes de su finalizacion. En caso de no renovarse, el contrato continuara bajo modalidad mes a mes. 6. Cuotas de HOA: Las cuotas de la Asociacion de Propietarios (HOA) estan incluidas dentro del canon de arrendamiento. 7. Llaves y Accesos: Se proporcionaran llaves y/o controles de acceso para la propiedad, la playa, la piscina y demas areas comunes. El arrendatario sera responsable de su custodia y debera cubrir el costo de reposicion en caso de perdida, dano o mal uso. 8. Reparaciones y Mejoras: Toda reparacion que requiera la propiedad debera ser previamente consultada y autorizada por el propietario. Queda prohibida la realizacion de mejoras sin su autorizacion expresa. Asimismo, no se permitira descontar del canon de arrendamiento el costo o valor de dichas mejoras sin el consentimiento previo y por escrito del propietario.
