House Rules and Lease Policies Addendum Governing Law - This tenancy agreement is governed by the Alberta Residential Tenancies Act ("the Act"). - In the event of any conflict between this agreement and the Act, the Act prevails. Financial Terms & Move-In - A one-month security deposit must be paid via e-transfer to the landlord upon signing the contract. - The landlord will confirm receipt of the deposit via email. - The first month's rent must be paid via e-transfer to the same email on the move-in date. Property Maintenance & Storage - Tenants are required to share lawn mowing and snow removal work with other family - This work can be shared by the area of the yard - All tools required for property maintenance are provided by the landlord. - Tenants must be mindful to not put anything close to the furnace and water tank. Quiet Hours and Community Living - The same house rules apply to the tenants on the main floor to ensure mutual respect. - No loud noise or parties are allowed after 11:00 PM. - If you have a late party, you must notify the landlord in advance so the upstairs tenants can be informed; they will do the same for you. Guests and Events - Please refrain from inviting more than 5 guests over at one time; if you need to, you must let the landlord know. - You are welcome to use the backyard for events, but you must inform the landlord beforehand. - You may occasionally have up to 4 guests sleep over for a few days, but you must let the landlord know beforehand. Smoking Policy - This is a non-smoking house. - If you want to smoke, you must go to the backyard and stay away from any flammable substances.
