House is fully furnished. Lease is minimum 1 month, maximum 6 months, with option to renew. No smoking. There is a backyard cottage on the property and there will be tenants in the backyard cottage as well. The 12-month rolling average for utilities is a little over $425, so a flat-rate utility charge of $400 will be added to the monthly rent amount. The yard is fully fenced and you will have access to the front and side yards. There is a tiny backyard cottage tucked behind Valencia Cottage and they have access to the backyard, so please do not enter that space unless you're invited by the people in the house. There is frosted window film in addition to the window shades and curtains to provide privacy between the house and neighboring houses. Tenant is responsible for paying for a tenant screening report which will include a credit report, a criminal report, and an eviction report. Criteria that may result in denial of the application include credit scores below 670 (good credit rating), a rent to income ratio of less than 2:1, inconsistent payment of financial obligations, previous criminal records, or previous evictions. Tenant screening is conducted through KeyCheck and prospective tenants have the right to obtain a free copy of the consumer report in the event of a denial, and to dispute the accuracy of information appearing in the consumer report.

Valencia Cottage is a sweet 1926 2-bedroom, 1-bath bungalow, located on a tree-lined street with great neighbors. You're just a mile and a half (a 5 min drive) from Providence St. Mary's, few blocks from a bike ride in the wheatfields, two blocks from the Whitman College campus, and a fifteen minute walk to the heart of downtown. The house has the character of an older home with built-ins and an arched doorway, but modern upgrades to make it comfortable, open, and bright. Big original picture windows look out onto the garden, the flowering cherry trees, and the duck pond across the street. A patio in the front is a great place to sit and sip lemonade or a glass of wine. With extensive energy retrofits, this is one of the greenest houses in the neighborhood. There's plenty of off-street parking in the long driveway. The house is fully furnished with a dedicated bedroom and a flex space with a Murphy bed desk that can be used as an office, a bedroom, a guest room, an art space, a workout space, etc.
