Lease term is for 1 year and rent is $2,250 per month. The refundable security deposit is $2,250. Renter is responsible for water/trash (City of Austin), electric (Bluebonnet) and gas (CenterPoint). Landlord will pay HOA and monthly pest control service. Security deposit and first month's rent is due at lease signing. No smoking allowed. Up to two dogs allowed. Tenant shall pay a non-refundable pet fee of $500 per approved dog prior to move-in. This fee does not limit tenant's responsibility for any pet-related damages. Pet rent is $35 per dog per month. Renter's insurance will be required. A pool key and mailbox key will be provided. The replacement cost if lost is $40 for mailbox key and $10 for the pool key. Tenant will be responsible for managing weeds on the property and any plants/flowers. There is a sprinkler system that is managed by the HOA.
