Lease terms

Lease term is for 1 year and rent is $2,250 per month. The refundable security deposit is $2,250. Renter is responsible for water/trash (City of Austin), electric (Bluebonnet) and gas (CenterPoint). Landlord will pay HOA and monthly pest control service. Security deposit and first month's rent is due at lease signing. No smoking allowed. Up to two dogs allowed. Tenant shall pay a non-refundable pet fee of $500 per approved dog prior to move-in. This fee does not limit tenant's responsibility for any pet-related damages, but fee would be applied to any damages made. Renter's insurance will be required. A pool key and mailbox key will be provided. The replacement cost if lost is $40 for mailbox key and $10 for the pool key. Tenant will be responsible for managing weeds on the property and any plants/flowers. There is a sprinkler system that is managed by the HOA. We are waiting to hear from HOA re: putting in desert landscaping because HOA has had watering limitations due to the City of Austin. No subletting, short-term leasing, assignment, Airbnb-type rental, or transfer of occupancy is permitted without prior written approval from landlord. Unauthorized occupants may constitute a lease violation and ground for termination. Guests staying longer than 14 consecutive days or 21 total days in a 12-month period must receive written approval from landlord. *Please message owner directly before submitting an application and paying screening fee.
