Lease terms

The tenant shall be fully responsible for the payment of all utility bills and services associated with the property throughout the duration of the lease. This includes, but is not limited to, electricity, gas, water, sewer, trash collection, internet, and any other applicable services. In addition, the tenant is accountable for maintaining the landscaping and outdoor areas of the property in a clean, tidy, and well-kept condition. This includes regular lawn mowing, weeding, watering, and general upkeep to ensure the property's exterior appearance is preserved and complies with any local regulations or homeowner association (HOA) guidelines, if applicable. Regarding pets, a maximum of two (2) domesticated animals either dogs or cats are permitted on the premises. The tenant must ensure that any pets kept on the property are well-behaved, properly cared for, and do not cause damage to the property or disturbances to neighbors. Prior written approval from the landlord may be required, and additional pet deposits or fees may apply as specified in the lease agreement. In the event that pets are kept on the premises, the tenant is required to arrange for regular pest control services at their own expense. This measure is necessary to prevent infestations and to ensure the continued cleanliness, safety, and integrity of the property. The tenant must take all reasonable steps to ensure that the presence of pets does not contribute to pest-related issues or damage to the home. Proof of pest control service may be requested by the landlord as part of routine property inspections. The landlord reserves the right to access the property for the purpose of conducting routine inspections to ensure proper maintenance, cleanliness, and compliance with the terms of the lease agreement. These inspections shall occur no more than once every three (3) months and will be scheduled at a mutually agreeable time, with a minimum of 24 hours' advance notice provided to the tenant, except in cases of emergency. The purpose of these visits is to confirm that the property is being maintained in good condition, to address any necessary repairs, and to ensure that the tenancy is proceeding smoothly.
