**Lease Terms & Requirements** * Minimum lease term: 12 months. * Security deposit required. * First month's rent ($2,000) and security deposit ($2,000) due prior to move-in. * Tenant is responsible for establishing and maintaining all utility services throughout the lease term, including: * Electricity through Duke Energy * Natural gas service * Water and sewer service * Internet and cable services (if desired) * Tenant must comply with all Bryant Square Community Association rules, regulations, and governing documents. Any fines, violations, penalties, or charges resulting from the tenant's actions, guests, invitees, or pets shall be the tenant's responsibility. * Tenant may use community amenities, including the pool, subject to HOA rules and regulations. * Parking is limited to the garage and driveway. Street parking and parking in front of neighboring homes is prohibited and may result in towing or HOA enforcement. * Pets not permitted. * Smoking is prohibited inside the home and garage. * Subletting, short-term rentals, vacation rentals, and assignment of the lease are strictly prohibited without the landlord's prior written consent. * Renters insurance with liability coverage is required and must be maintained throughout the lease term. * Applicants must complete a rental application, pass a background screening, and provide proof of income and rental history satisfactory to the landlord. * Occupancy is limited to approved tenants listed on the lease agreement.
