Lease terms

RENTAL CRITERIA AND POLICIES: Applicants must be a minimum of 18 years old All family members that will be occupying the property must be listed on the application Picture ID required with each application Each applicant (even those married) must fill out an application. ANY EVICTION or foreclosure is an automatic denial of application. Previous landlords will be contacted for a reference. Any rental history of unauthorized pets, unauthorized occupants, unauthorized smoking, damage or nuisance will be an automatic denial of application Pay stubs for previous month will be required for all applicants. May be denied if debts are too high, or too many outstanding credit issues. Gross household income must be 2.5 X the rent. Any crimes against persons or property, drugs, or breach of trust will result in denial of application. Last two pay stubs per applicant will be required. Self-employed applicants must produce last year's income tax return. You must have steady income, same job, or occupation for at least a year. New job transfers in the same field (like military contractors or medical field) will be considered on a case-by-case basis. Renters insurance is required prior to occupancy. Owners must be listed as "additional interest". All tenants responsible for own utilities for gas and electric. No pets. No smoking. Contact to speak with the owner before completing application to avoid wasting money and time! 6 month lease terms, however will work with Military on timeframe needs.
