The fully equipped kitchen includes full-size appliances, cookware, kitchen essentials, and a spacious layout for meal preparation. Enjoy the open-concept living room with comfortable seating and a pool table for entertainment. Fast Wi-Fi is available throughout the home. Parking is available for up to 10 vehicles. Events are allowed with prior approval and an event fee. Pets are not allowed on the property, with the exception of legally documented service animals. If any pets are found without prior agreement, a fine will be incurred and the booking terminated. Located just minutes from Texas A&M University, Kyle Field, and the Northgate Entertainment District, this retreat offers convenient access to local attractions. RELLIS Campus is a short drive away, and popular dining destinations like Wings & More, 3rd on Main, and Mr. G's Pizza are nearby. Smoking is NOT allowed in or on the property; evidence of smoking will result in a $400 charge to deodorize the home. Do not turn the thermostat below 69 degrees during the summer or above 80 degrees when leaving. When leaving in the winter, turn the thermostat down to 60 degrees. Unauthorized guests staying overnight will incur a $200 fee plus $50 per person. Parties are prohibited. Do not use high heat or metal utensils with Teflon pans. Do not take indoor furniture outside or outdoor furniture inside. Guests must be 25 years or older to reserve the property and digitally sign the Booking Agreement prior to check-in. The property may have one or more actively recording cameras overlooking the entrance, driveway, and backyard areas which record audio and video. These devices are on the exterior of the property. Absolutely no candles may be burned in the house or on the property. You may use the firepit only when a burn ban is not in place. Guests will need to provide their own paper goods; an initial setup of trash liners, toilet paper, and hand soap is provided. Extra items needed are the responsibility of the Guest. No trash or other items may be left on the property; a $25 charge will apply if this rule is not followed. Close and lock all windows, close blinds, and lock all doors. Do not flush anything other than toilet paper; feminine products or other products besides toilet paper flushed and clogging the plumbing system will result in the Guest being charged the cost of the plumbing repair. Guests shall not disturb, annoy, endanger, or inconvenience neighbors, nor use the premises for any immoral or unlawful act. The homeowner or booking agent may enter the premises at any time without securing prior permission from the guest in case of emergency. Any guest who is found using illegal drugs or allows others to use illegal drugs on the premises will be immediately denied continued occupancy. This property is located adjacent to an unfenced dropoff near the river. Guests are strongly advised to exercise caution when outdoors, especially near the edge. Children must be supervised at all times. Please avoid approaching the dropoff area during inclement weather or low visibility. Fast Wi-Fi is available throughout the home, making it a great space for remote work.
