Lease terms

Lease length: 12 months Monthly rent: $4,800 due on the 1st of each month Security deposit: $4,800, refundable subject to lease conditions First month's rent to be collected at move-in, separate from the security deposit Late fee: 6% after a 5-day grace period. Only the tenants listed on the lease may reside in the property. Guests staying more than 14 consecutive days require the landlord's approval. Utilities: Tenant pays electricity, gas, internet, water and cable. Landlord pays sewer, and trash collection. Maintenance and Repairs: Tenant must keep the property clean and promptly report maintenance issues. Tenant is responsible for damages caused by negligence or misuse. Landlord is responsible for major repairs and maintaining habitable conditions. Pets are allowed. Renewal and Termination: Lease automatically converts to month-to-month unless either party provides 60 days' written notice before expiration. Early termination requires a lease-break fee equal to two months' rent, unless otherwise required by law. Subletting and Assignment: Tenant may not sublease or assign the lease without the landlord's written consent. Renters Insurance: Tenant must maintain renters insurance with at least $500,000 in personal liability coverage throughout the lease term. Quiet Enjoyment Tenant agrees not to create excessive noise or disturb neighbors, especially during designated quiet hours (e.g., 10:00 p.m. to 7:00 a.m.). Default Failure to pay rent or repeated violations of the lease may result in notices, penalties, or eviction proceedings as permitted by applicable law.
