Lease terms

1. Premises The Landlord agrees to lease to the Tenant the furnished residential property located at: 824 N 300 W, Hurricane, UT 84737. The Premises are leased as a furnished residence. 2. Lease Term The lease term shall commence on [Start Date] and shall terminate on [End Date], unless earlier terminated in accordance with the provisions of this Agreement. 3. Rent The Tenant agrees to pay the Landlord a monthly rent of $2400, payable in advance on the 1st of each month. The first month's rent is due upon signing this Agreement. Late fees will be assessed for payments made after the 10th day of the month. 4. Security Deposit A security deposit of $2400 is required upon signing this lease. This deposit will be held by the Landlord as security for any damages beyond normal wear and tear. The deposit will be returned to the Tenant within 30 days after the termination of the lease, less any deductions for damages or unpaid rent. 5. Use of Premises The Premises shall be used exclusively as a private residence by the Tenant(s) and their immediate family. No part of the Premises shall be used at any time during the term of this Agreement for the purpose of carrying on any business, profession, trade, or commercial activity without the Landlord's prior written consent. 6. Maintenance and Repairs The Tenant agrees to keep the rented Premises in a clean and sanitary condition and to immediately report any damage, need for repairs, or maintenance to the Landlord. The Landlord is responsible for maintaining the Premises in a habitable condition, as defined by the Utah Fit Premises Act. 7. Alterations No alterations, additions, or improvements shall be made by the Tenant without the prior written consent of the Landlord. 8. Subletting Subletting of the Premises, or any part thereof, without the prior written consent of the Landlord is strictly prohibited. 9. Pets Pets are allowed on the Premises. A non-refundable pet fee of $500 will be required and an additional $25 per month in rent. 10. Utilities Tenant Responsible for all utilities. -Electricity -Water -Gas -Trash Removal -Internet -Yard/Lawn Care 11. Lawn and Yard Maintenance Tenant Responsibilities: Tenant agrees to maintain the lawn and yard areas in a neat and orderly condition throughout the lease term. This includes: -Regular mowing and edging -Watering the lawn as needed to ensure healthy growth -Weeding flower beds and lawn areas -Trimming shrubs and bushes -Raking and removal of leaves -Cleaning up grass clippings and yard debris Equipment and Supplies: Tenant is responsible for providing all necessary equipment and supplies to perform the above tasks. Professional Lawn Care Option If Tenant prefers not to handle lawn maintenance, Landlord can arrange for professional lawn care services at Tenant's expense. The cost will be added to the monthly rent. Watering Guidelines Tenant agrees to follow local watering guidelines and restrictions set by the City of Hurricane or any applicable homeowners association. 12. Maintenance and Repairs The Tenant shall keep and maintain the Premises in good condition, reporting any needed repairs to the Landlord promptly. The Landlord is responsible for major repairs to the HVAC, water heater, and major appliances; washer dryer, refrigerator, oven/stove, microwave. Any repairs that are due to ordinary wear and tear will be the responsibility of the tenant to fix. Any broken windows, doors, walls, lights, switches/outlets, blinds, fans, fences will be the responsibility of the tenant. However, on a case by case basis the Landlord may elect to share costs of repairs and/or deduct cost of repairs from the rent. Any furnished items; couches, chairs, tables, desks, beds, dressers, etc. that are damaged will be the responsibility of the tenant. 13. Governing Law This Agreement shall be governed by and construed in accordance with the laws of the State of Utah. 14. Tenants must be approved by Landlord or management company. Criteria reviewed: -Renting history; any prior evictions -Credit Score; +700 preferred -Monthly Household Income 3 x that of rent minimum
