Lease terms

Owner pays for water & trash, Renter is responsible for their own Gas & Electric small pets only, no pet sitting of any kind, no more than 5 people can be residents in the unit, if someone is in unit that's not on the lease must leave the unit after 5 days, no smoking in the unit outside smoking only, no soliciting in the premises, owner or manager has the right to get in unit after 24 hour notice, all tenants are responsible for paying the rent including lease breaks or violations, tenants needs to put in vacant notice within 90 days, inspections are conducted every 60-90 days, no personal checks are accepted. (Only money order, cashier checks, or through Zillow) each tenant must conduct employment verification & screening prior to moving in & must earn at least %50 more than the overall rent or agreement of the portion of the rent they'll pay in a month, rent is due the 1st of each month, late fee applies 5 days after the 1st ($70 a day) tenant is responsible for any court fees on any court law violations. 1 year lease $2100 lease, $2300 6 months, $2500 month to month, first month rent is $600 off, $1100 security deposit, Street parking only! ( No parking in the backyard) tenant must get renters insurance during the application process
