Lease terms

The landlord covers all utilities, including water, electricity, internet, and pool maintenance. A background check is required for all occupants 18 years of age and older. Application and background check fees are non-refundable. No pets allowed. Smoking is not permitted inside the property or anywhere on the premises. A security deposit is required according to the terms of the lease agreement. The security deposit may not be used as payment for the last month's rent. A minimum one-year lease term is required. Routine property inspections will be conducted every six (6) months to ensure the property is being properly maintained. Tenants are responsible for keeping the property clean and in good condition throughout the lease term. If an inspection reveals significant damage, neglect, or unacceptable conditions caused by the tenant, the landlord reserves the right to terminate the lease agreement. In such cases, the security deposit will not be refunded and may be applied toward the cost of repairs. All applicants are subject to the landlord's final approval.
