Utilities: Tenant is responsible for all utilities (Electric, Water, Natural Gas, Internet) and can be changed to tenants name upon request. If not, utilities are paid by owner and invoices are sent to tenant. Utilities are NOT included in base rent. Security deposit: Due at signing (equal to first months rent) -Absolutely no smoking of cigarettes, cigars, and marijuana products allowed inside of the property. Smoking of tobacco products is allowed outside the property however, marijuana or any other illegal substances are not permitted inside or outside the property whatsoever. This is to include the tenant and all visitors of tenant. -Tenant agrees to return property in clean and ready-to-rent condition by end of lease term. -Tenant must follow the guidelines set by community management. Any fine incurred due to negligence of the tenant must be paid by tenant. -Tenant agrees that landlord is not responsible for any liability issues caused by tenant's friends or visitors. -Tenants responsibility to move waste and recycling containers to the end of the driveway on the right every Tuesday night for collection the following morning. This shall be done weekly to avoid overaccumulation of waste on the property. -Tenant is to notify the landlord if the thermostat is to be adjusted due to seasonal changes. Utilize ceiling fans in the summer months as the first option. The thermostat is typically set to 70. -Tenant may not discard any materials to include grease, food, sanitary wipes or feminine products down the toilets, draining fixtures, or other plumbing devices other than water and toilet paper. -Any damage succumbed to the property will be replaced by the Tenant upon exit of living agreement, to include floor and carpet damage or repairs, wall damage or repairs, appliance damage or repairs, and damage caused by pets in the home. -Tenant can have visitors on the property, but no large gatherings due to limited parking, space and potential damage to the property. -Tenant is to not use the garbage disposal as a trashcan. Turn on only when food waste accidentally falls down the drain. Any accumulated waste in the sink traps are to be dumped in the trash to prevent damage to plumbing. -When utilizing shower in the hall bathroom, turn on the dehumidifier and open the sliding window to allow the condensation to escape. There is no exhaust fan in this bathroom. -DO NOT run multiple appliances at the same time in the kitchen. For example, if the dishwasher and oven is on at the same time, do not run an air fryer and toaster at the same time as this can cause the outlets to overheat and trip. -The long white pvc pipe in the back is the condensate line for the AC/heating unit. Make sure it is left as is because it directs the water away from the property's foundation. -Ensure dryer lint traps are cleaned out before each cycle to prevent a fire. Additional rules may be added at the -Landlord's discretion, and the Tenant will be made aware of any additional instructions.
