Lease terms

Lease duration is 12 months from the effective date unless specified elsewhere in this agreement. Utilities paid by tenant (Ozark Electric, City of Springdale, Blackhills Energy) No pet limits, tenant responsible for additional maintenance caused by pets beyond normal wear and tear. Tenant responsible for outdoor garden upkeep including but not limited to: watering and minor weeding of rose bed, center garden planter, strawberry patch, and raspberry patch. Maintenance Cooperation: Tenant responsible for coordinating and cooperating with maintenance personnel hired by owner, to include reasonable access to the property. Repairs: Owner is responsible for the mechanical condition of the property. All repairs to remedy a mechanical failure of the property are to be authorized by the owner. Tenant may hire a vendor to affect authorized repairs. All quotes for repair must be submitted to owner for approval. If hired by tenant, tenant is responsible for timely payment of authorized repairs, which will be reimbursed by owner upon submission of invoice for an approved quote. Reimbursements will be done by Venmo, or another agreed upon payment method. Tenant further agrees that vendors hired by Tenant are employees of Tenant and indemnifies and holds harmless Owner for damage caused by vendors during the scope of work. It is recommended that tenant hold renters insurance covering maintenance related activities. Smoking Policy: Smoking of any kind, including but not limited to cigarettes, e-cigarettes, tobacco, or marijuana, is prohibited within any physical structure located on the property. Smoking is allowed in the outdoor spaces.
