1 year lease. Security deposit is due at time of lease signing and cannot be used for rent payments. August 1st rent is due before moving into place. New tenant to have utilities put into their name on July 31st. Often, exiting tenants shut off utilities on July 31st and if you are moving in on August 1st, you need to have them in your name, especially if over a weekend. :) Pets are a sticky thing and would have to be discussed. Tenants' rental insurance is recommended but not required. NO SMOKING INSIDE THE DUPLEX INCLUDING THE GARAGE AND BASEMENT STORAGE. Landlord takes care of mowing the property and snow removal for driveway if 3" or more. Please keep place free of debris for mowing, etc.

I built this new "Rustic Modern" Duplex in 2020 with open living area and with all the modern colors and features of new homes. Really good insulation. New high efficient furnace and air equipment means low utility bills. Large place for 2 bedrooms 2 bedrooms, 2 1/2 Baths, 1 car garage, private rear deck and large shared patio. Plenty of parking in front. Grantie countertops throughout, brushed nickel faucets, black door knobs and bath hardware. LVP flooring for easy care. The only carpet is on the 2 staircase treads. walk in bedroom closets, ceiling fans in every room, skylight over 2nd floor staircase. This quality level and large size is very hard to find this close to KU and inner city. VERY IMPORTANT - I WILL NOT SCHEDULE A SHOWING UNLESS YOU CALL AND TALK TO ME. IF NEEDED, LEAVE A MESSAGE. ORIGINAL TENANTS STILL LIVE THERE AND I HAVE TO GIVE THEM THE RESPECT THEY DESERVE AS ALL MY TENANTS RECIEVE IN MY OTHER RENTALS.
