Tenant pays electricity, gas and cable/internet; landlord pays water, sewer, trash, recycling and yard care Please Note: We do not tolerate illegal activity in our rental properties. Criteria for Successful Applicant 2 years minimum verifiable and positive rental history from unrelated parties. Applicant must provide complete contact information for previous landlords. Monthly gross household income: 3x rent ($3450). Income must be verifiable through pay stubs, employer contact, etc. Minimum credit score: 625 Pets: allowed with approval. Unapproved pets are cause for eviction. Increased deposit and insurance required Drugs and Smoking Policy: This unit and its premises are smoke and drug free. This includes marijuana in any form. Criminal History: Applicants are screened using the National Tenant Network. Screening Process: An application is required for each person 18 years or older that will occupy the unit; co-signors will also be required to complete an application. We process applications on a first come, first serve basis. Incomplete or illegible applications will be returned without processing. Deposit of $1400 in the form of a cashier check or cash is required. Deposit may be increased in some situations (see above). Total Application costs: $45.00/adult (ANY person of 18 residing in the house)
