LEASE SUMMARY: Prefer 1 - year Lease Agreement Property: 4 Bedroom / 4 Bathroom Single-Family Residence 1. Lease Compliance Tenant agrees to comply with all terms and conditions of the Lease Agreement, applicable federal, state, and local laws, and all community rules and regulations established by the Homeowners Association (HOA). 2. HOA Rules and Regulations The Property is located within a Homeowners Association (HOA) community. Tenant, all occupants, and guests shall comply with all HOA covenants, conditions, restrictions, bylaws, rules, regulations, and community standards, including any future amendments. Failure to comply with HOA requirements may result in fines, penalties, or other enforcement actions. HOA Requirements Include, but Are Not Limited To: Maintaining the Property in a clean and orderly condition. Observing all community parking regulations. Adhering to architectural and exterior appearance standards. Respecting common areas and community amenities. Following all noise and nuisance restrictions. 3. Noise Restrictions Tenant shall conduct themselves in a manner that does not disturb neighbors or interfere with the peaceful enjoyment of surrounding properties. Excessive noise, loud music, parties, disruptive gatherings, or any activity resulting in HOA complaints or law enforcement intervention is prohibited. Tenant is responsible for ensuring that family members, occupants, and guests comply with these requirements. 4. Trash and Recycling Requirements Tenant shall comply with all HOA and county waste disposal requirements. Trash and recycling containers may only be placed curbside during approved collection periods. Following trash collection, all trash and recycling containers must be removed from public view and returned to the garage or other approved storage location on the same day as pickup. Containers shall not remain visible from the street except during authorized collection periods. 5. HOA Violations and Fines Tenant shall be solely responsible for any fines, fees, penalties, administrative costs, legal expenses, or assessments resulting from violations of HOA rules, regulations, or community standards caused by Tenant, occupants, invitees, guests, contractors, or pets. Any HOA fines assessed to the Landlord due to Tenant's actions shall be reimbursed by Tenant within ten (10) days of written notice. 6. Utilities Tenant shall be solely responsible for establishing, maintaining, and paying all utility services associated with the Property, including but not limited to: Electricity/ Gas/ Water / Sewer/Sewage Services / Internet Service Utility accounts shall remain in Tenant's name throughout the lease term unless otherwise specified in writing. 7. Property Maintenance Tenant shall maintain the Property in a clean, sanitary, and safe condition throughout the lease term. Tenant shall promptly report any maintenance issues that may cause damage to the Property. Tenant shall be responsible for damage caused by negligence, misuse, or failure to properly maintain the premises. 8. Guests and Occupancy Tenant is responsible for the conduct of all occupants, guests, invitees, and contractors entering the Property. Any violation of HOA rules or lease provisions by such individuals shall be deemed a violation by the Tenant. 10. Lawn Care and Landscaping Tenant shall be responsible for maintaining the lawn, landscaping, and exterior appearance of the Property throughout the lease term. Tenant responsibilities include: Regular mowing, edging, and trimming of grass. Removal of weeds from landscaped areas. Watering and maintaining lawns, shrubs, and plants as needed. Removal of leaves, branches, and yard debris. Compliance with all HOA landscaping standards and appearance requirements. Tenant shall not remove trees, shrubs, or landscaping features without prior written consent from Landlord. Any HOA violations related to lawn maintenance or landscaping shall be the responsibility of the Tenant. 11. Snow and Ice Removal Tenant shall be responsible for the prompt removal of snow and ice from all sidewalks, walkways, driveways, steps, and entrances serving the Property. Snow and ice removal shall be performed in accordance with Prince George's County requirements and HOA regulations. Tenant shall maintain safe access to the Property and may be held responsible for any fines, violations, or liability resulting from failure to properly remove snow or ice. 12. Pet Policy No pets shall be permitted on the Property without prior written approval from the Landlord. If pets are approved: Tenant shall comply with all HOA pet rules and restrictions. Pets must be properly licensed and vaccinated as required by law. Tenant shall immediately remove pet waste from the Property and community areas. Pets shall not create excessive noise, disturbances, or nuisance conditions. Tenant shall be responsible for all damages caused by pets, including damage to flooring, walls, landscaping, fencing, and common areas. Any HOA fines or penalties related to pets shall be paid by the Tenant. Landlord reserves the right to revoke pet approval for repeated violations of lease or HOA requirements. 13. Parking Restrictions Tenant, occupants, and guests shall comply with all HOA parking regulations and community restrictions. The following activities are prohibited unless expressly authorized by the HOA: Parking on lawns, landscaped areas, or common areas. Parking commercial vehicles, recreational vehicles (RVs), trailers, boats, or oversized vehicles within the community. Blocking sidewalks, fire lanes, mailboxes, or neighboring driveways. Storing inoperable, unregistered, or abandoned vehicles on the Property. Performing major vehicle repairs or maintenance visible from the street. Tenant shall ensure that all guests comply with community parking requirements. Any towing fees, citations, fines, or HOA penalties resulting from parking violations shall be the sole responsibility of the Tenant. 14. Renter's Insurance Requirement Tenant shall obtain and maintain renter's insurance throughout the lease term with a minimum personal liability coverage amount of $100,000. Proof of renter's insurance shall be provided to Landlord prior to occupancy and upon renewal of the policy. Tenant acknowledges that Landlord's insurance does not cover Tenant's personal property, vehicles, or personal liability. 15. HOA Amenity Access If the community provides access to amenities such as pools, clubhouses, fitness centers, playgrounds, walking trails, or recreational facilities, Tenant's use of such amenities shall be subject to HOA rules and regulations. Landlord does not guarantee the availability of any community amenity and shall not be liable for HOA-imposed restrictions, closures, maintenance outages, or changes in access privileges. Tenant shall be responsible for any charges, damages, fines, or penalties arising from the use of HOA amenities by Tenant, occupants, or guests.
