12 month lease with option to renew. Rent includes water/sewer/garbage & electric. Tenant is responsible for natural gas (through NW Natural) and any other additional utilities as needed (internet/wi-fi, phone, cable, etc.). Pets are allowed for an additional pet rent amount of $25 per pet. The home is furnished and has basic kitchen necessities (it was previously an Airbnb rental so it would have the amenities you might expect in a short-term rental home). If tenants do not require the furnishings or other items included, landlord is willing to have them removed. The property is shared with a separate ADU that is rented separately. The fenced backyard is for the use of the ADU tenant and is typically not shared with the tenant of this property unless agreed upon by both tenants. The basement includes a separate entrance that may, at times be accessed by the landlord. The laundry room in the basement is considered a shared space with the landlord. There is no smoking allowed inside the rental home. Smoking is allowed on the front porch as long as debris is safely extinguished and disposed of. Maintenance of front yard is the tenant's responsibility. There is a lawnmower available for tenant use. Parking is on-street only. The driveway is reserved for the ADU tenant.
