Lease terms

The minimum qualifications to rent are: No evictions or eviction filings No felonies Gross monthly income has to be 3 times the rental amount (must prove with most recent check stubs) *Section 8 and other housing subsidies are not accepted at this time If the above minimum requirements are met, and rental application is acceptable to Landlord upon review, and prospective tenants pass background/credit check, a viewing may be scheduled. Adult family members that will be on the lease are permitted to combine income to reach three times the monthly rent. If non-family members/friends, income at two times the monthly rent required per tenant. Grounds upon which application may be denied are: (1) criminal history; (2) previous rental history; (3) current income; (4) credit history; or (5) failure to provide accurate or complete information on the application form. -Active Renter's Insurance policy is required for duration of lease -We perform a complete credit check, criminal history check and rental history check -Tenant to pay all utilities Pet Policy Approved animals incur a one time pet surcharge of $300 per animal and monthly pet rent of $35 per animal (subject to applicable law). Please note that we have breed restrictions, including but not limited to Pit Bull Terriers, Doberman Pinschers, Rottweilers, Staffordshire Terriers, German Shepherds, Chows, Bull Mastiffs, Huskies, Alaskan Malamutes, Wolf Dog Hybrids, Great Danes, St. Bernards, Akitas, and Rhodesian Ridgebacks, as well as any mixed breeds containing these types.
