Lease terms

This lease agreement is for a fixed term of twelve (12) months, commencing on 7/1/26 and ending on 7/1/27. Due at signing are the first months rent ($4250,) the last month's rent ($4250,) the deposit ($4250,) and any pet deposits if applicable. Upon completion of the initial lease term, the lease may be eligible for renewal at the discretion of the landlord, provided that rent payments have been made consistently and on time, and the tenants have demonstrated respectful and responsible behavior throughout the duration of the lease. Renewal terms and conditions will be discussed and agreed upon prior to the lease end date. Tenant agrees to be responsible for payment of all utilities associated with the property, including but not limited to electricity, gas, water, internet, cable, and trash service. The on-site hot tub is fully accessible to the tenant for personal use; however, all maintenance, upkeep, and any necessary repairs related to the hot tub shall be the sole responsibility of the tenant. The landlord shall not be held liable for any maintenance or servicing of the hot tub during the lease term. This is a non-smoking property. Smoking of any kind, including but not limited to cigarettes, cigars, vaping, and marijuana, is strictly prohibited inside the home, garage, and any enclosed areas on the property. Violation of this policy may result in fees for cleaning, deodorizing, and potential lease termination.
