Lease terms
You'll be responsible for utilities, internet, TV, water, trash, and anything else you'd like to add. You'll be responsible for keeping the lawn maintained, although we (my wife and I) will maintain/prune the citrus trees on site to keep them thriving. No indoor smoking. Out of respect for neighbors, noise must be kept down between the hours of 10pm and 6am. First and last month's rent plus security deposit due upon move in. If you have pets: there will be a monthly pet fee in addition to rent payments. Price depends on pet type and number of pets. There will also be an additional pet cleaning fee added on to the last months rent of $300 to hire a professional cleaner after your move out. Security deposit will be refunded if home is left sufficiently clean. Lease can be 6 or 12 months.

For rent: Two-bedroom, one-bath house with vaulted ceilings, a large fenced-in back yard, a storage shed on site, and a carport in the back yard.… This is a very cute, brick cottage home in the center of the up and coming entertainment district of Waterway Village South. Walking distance to Gulf Shores City School, Meyer Park (live music events throughout the year as well as basketball courts, pickup soccer and football games), Johnnie Sims Park (baseball/softball fields), The Bodenhamer Recreation Center, and more! There are restaurants, Foam Coffee shop, Big Beach Brewery (live music every weekend!), and The Sloop, all within walking or a short biking distance. The intercoastal waterway is two blocks away, if you're a big fisherman or have one in your family. The Gulf State Park bike trails start here in the neighborhood. We bike to the beach in 15 minutes from here. Can't beat this location!
The master bedroom is in the Southeast corner of the house. It has a double doored closet. It has direct access to the back covered porch which looks out over a shaded/fenced in back yard. The porch extends to another set of sliding doors that are accessed through the kitchen/dining area.
The guest bedroom is on the Northeast corner of the house. Has a closet and a large window facing the front yard.
The bathroom is between the two bedrooms. There is attic access in the hallway with LOTS of storage room.
Living space is open and sunny. There's a large television already mounted on the wall, which I can include or remove for you. You're welcome to use the mounts for your television, if you prefer.
The kitchen has a stove/oven, microwave, dishwasher, and refrigerator. All work well. There's a light over the dining area. No table.
The property is great, sits in a higher part of the neighborhood. Lots of older pine trees on the property, as well as a handful of productive citrus trees! Satsumas galore in the winter!
As your landlord, I live in the neighborhood and am walking distance from you. I'll be the maintenance contact and should be able to have most things solved quickly. I work 24 hour fire shifts, but will always be reachable by phone.
