Lease terms

Tenant pays for all utilities. - Each person over 18 intending to occupy the property must provide a completed application. - All applicants must pass a complete background check including credit check, nationwide eviction search and a nationwide criminal check. No exceptions. - Credit score must be 650 or higher on our credit report to use that applicant's income to qualify. - Monthly gross income must be 3x the monthly rent. - Each person intending to use their income to qualify must provide the three most recent months of income verification. Paystubs, personal bank statements, and if self-employed, last 2-years of tax returns may be used. - Each person applying must provide a legible, clear copy of picture I.D. - In order to apply for a property, you must view it first in order to process your application. Other notes: - Occupancy is limited to 2 people per bedroom. - Security deposit is $1,700 and cannot be used for last months' rent. - Applicants are required to obtain renter's insurance and show proof of such prior to occupying the home.
