Lease terms

Tenant responsible for electric and gas (set up in tenant's name at move-in). Water/sewer/garbage billed back monthly by owner (property account stays in owner's name). HOA maintained - dues approximately $96/month; dues cover HOA management company fees and community landscaping. Four pet minimum, $30/month fee per pet (3 pets maximum). No smoking allowed. 12 month minimum lease required. Tenant responsible for air filter replacement and landscaping. Tenant must have renters insurance with minimum $300k coverage. The following items convey with the property in their current, as-is condition, with no warranty express or implied: gas fill, fire pit, storage table, associated propane tanks, raised garden planter beds, storage shed, garage shelving and pegboard. Landlord is not obligated to repair, replace, maintain, or service these items. Tenant accepts these items as a convenience and assumes all responsibility for their use, upkeep, and any liability arising from their use (including but not limited to propane tank handling and open-flame equipment).
