Lease terms

Renter pays all utilities. Lease term runs thru July 31. First year is 10/1-7/31 then one year renewal increments. Up to 2 pets allowed with owner approval. Off street parking for up to 2 vehicles. No smoking/vaping in house. Lawn service (mowing) included, but tenant is responsible to keep trash off of yard. No business advertisement or political signage posted without owner approval. Tenant cannot paint interior, or modify door locks without owner approval. There is a local property manager to contact for repairs or tenant can text owner. Owner will inspect property at least once a year to make sure there are no issues with tree limbs, roof, or drainage. If owner receives complaints from neighbors of loud parties, drug or alcohol violations, trash in the yard, or parking vehicles on the street and not moving them that will be grounds for lease termination. This is a quiet residential neighborhood. The house is small around 700 sq foot so lease is limited to 3 persons max. One month rent is the deposit. If tenant does not plan to renew they must give owner written notice at least 30 days before lease ends. Owner prefers rent payment through direct deposit.
