I wanted to share a few details about the property to help you decide whether it might be a good fit. The home is an elevated, single-story house, so there is one flight of stairs to reach the entrance. Once upstairs, however, all of the bedrooms, bathrooms, and living areas are conveniently located on the same level. The property has a pleasant backyard that is great for relaxing outdoors, along with one dedicated off-street parking space. The location is one of the home's biggest advantages. Bayou St. John is just a short walk away and is a lovely area for walking, jogging, picnicking, or simply enjoying the waterfront. City Park is also nearby, with beautiful green spaces, trails, lagoons, playgrounds, and attractions such as the New Orleans Museum of Art, the Besthoff Sculpture Garden, the Botanical Garden, and the Louisiana Children's Museum. There are also many restaurants, cafes, and neighborhood favorites nearby, particularly around Carrollton Avenue, Bayou St. John, and City Park. Whether you are looking for casual dining, coffee, brunch, or classic New Orleans cuisine, there are plenty of convenient options within a short walk or drive. The home is especially convenient for some of New Orleans' most popular events. The Endymion parade route is only about one block away, and Jazz Fest is within walking distance, making it easy to enjoy the festivities without worrying about driving or parking. The French Quarter is approximately an eight-minute drive away, and a streetcar stop is just two blocks from the house. The nearby Lafitte Greenway also provides a convenient route for walking or biking through Mid-City and toward downtown.
