Lease terms

Thank you for your interest in our home. To ensure a fair and consistent application process, all applicants must meet the following qualifications: Income * Combined gross monthly household income must be at least 3 times the monthly rent. * Verifiable income is required (recent pay stubs, employment verification, tax returns, or other proof of income). Rental History * Positive rental history with no prior evictions or outstanding balances owed to previous landlords. * Landlord references may be requested. Credit & Background Screening * Credit, criminal background, and eviction history will be reviewed as part of the application. * All adult occupants (18 years or older) must complete an application. Employment * Stable employment or another verifiable source of income. Move-In Costs * First month's rent and a security deposit equal to one month's rent are due before move-in. (Maryland law limits residential security deposits to one month's rent.) (Maryland General Assembly ) Lease Terms * Minimum 12-month lease. * No smoking or vaping inside the home. * Tenants are responsible for utilities unless otherwise stated. * Renters insurance is required before move-in. Pets * No pets We comply with all applicable federal, Maryland, and Frederick County Fair Housing laws. Renters will have access to the lovely community pool to enjoy especially during the hot summer months. Bulk trash is available once a year through the HOA. Trash is collected every Tuesday morning, so trash needs to be put infront of the parking spot Monday night. Recycle is collected every other Monday morning.
