-We are only conducting in person showings to preapproved applicants; please request 'more info' or 'request tour' from the listing site and we will send a virtual tour along with application info. Do NOT call as we get a lot of spam and voicemails may go unanswered for days. -NO CREDIT MINIMUM, although credit history may increase the security deposit and/or require co-signer as a reflection of risk -proof of employment with same company/organization for 3+ preferred; less than 3 months employment may require higher security deposit and/or co-signer to reflect risk -application (incuding credit/background checks) required from all adult applicants; co-applicants may apply under same application (at the same time) for one-time fee. All applications are managed by Zillow. -tenant to pay all utilities -$600 earnest money to secure unit upon acceptance; will be applied towards security deposit upon move in -tenant responsible for snow shoveling walkway and stairs leading to/from unit to street -any included appliances are not included in the lease and are provided for convenience only; landlord makes no warranties on continued working order although they are cleaned and tested for working condition prior to renting -$30-$40 will be assessed on top of base rent for sanitation depending on occupancy size -$5 will be assessed on top of base rent for mandatory rental credit reporting -NO PETS -NO SMOKING
