Lease terms

Month-to-month lease with 30 days written notice to terminate. Tenant responsible for all utilities, internet, and general property maintenance. DOS Maintain the property in a clean, safe, and sanitary condition. Keep the yard mowed/watered and landscaping neat. Use the covered patio and backyard responsibly. Report maintenance issues promptly in writing. Park vehicles in designated areas only. Allow Landlord or agents reasonable access for inspections/repairs with proper notice. DON'TS No smoking inside the house or garage (including e-cigarettes/vaping). No illegal activities or substances on the premises. Do not make alterations, paint walls, or install fixtures without written approval. Do not sublet or assign the lease without permission. No excessive noise or disturbances that interfere with neighbors. No trampolines, above-ground pools, or large structures without approval. Do not remove or disable smoke detectors/carbon monoxide alarms. Pets are allowed only with prior approval and payment of the monthly pet fee (no aggressive breeds). Violations may result in fees, lease termination, or eviction as permitted by Texas law.
