Lease terms

One year lease term. Owner pays for water, trash, and gardening, and tenant pays electricity, gas, and internet. Tenant is responsible for their own additional appliances, light bulbs, modem/routers, furniture, etc. Security Deposit, Key Deposit, and First Month's Rent due upon signing lease agreement. No smoking inside the unit. No illegal drugs/criminal activities or illegal drug-related activities permitted on the property. No using the property for major auto repairs and modifications. No subletting the unit. Any changes made to the property must be given written consent by the Owner/Landlord and must be returned back to original form upon moving out. Tenant must get prior permission from the owner/landlord to change the keys/locks to the unit, and a copy of the keys must be provided to the owner/landlord immediately. Tenant must get prior permission from the owner/landlord to install a security system and provide the owner/landlord with the code and instructions on how to turn it on/off. No storing personal items outside of the unit. Please only use provide carport parking spot. Guests to use street parking. No prolonged blocking of the driveway. If the number of occupants changes during the lease term, the owner/landlord must be notified and a new lease agreement will be made.
