LEASE AGREEMENT TERMS (SOUTH CAROLINA) 1. Rent Rent is due on the 1st of each month. Payment must be received no later than the 5th. Any payment received after the 5th will result in a late fee of $1,650 applied immediately. Continued late payments are considered a lease violation. 2. Security Deposit The security deposit will be returned within 30 days after move out, in accordance with South Carolina law, along with an itemized list of any deductions. Deductions may include unpaid rent, damages beyond normal wear and tear, cleaning costs, and any pet related damage. 3. Maintenance and Repairs The landlord is responsible for maintaining the property in a habitable condition as required by South Carolina law. The tenant is responsible for reporting maintenance issues promptly. The tenant is liable for any damage caused by negligence, misuse, or failure to report issues in a timely manner. 4. Utilities All utilities, including but not limited to electricity, water, gas, trash, internet, and any other service connected to the property, must be placed and maintained in the tenant's name for the entire duration of the lease. Utilities must remain active at all times during occupancy. Failure to maintain utilities in the tenant's name is a lease violation. 5. Entry The landlord will provide at least 24 hours notice before entering the property, except in cases of emergency, as allowed under South Carolina law. 6. Pet Policy (Small Dog Only) One dog under 20 lbs is permitted only with prior written approval from the landlord. A $35 monthly pet fee is required and is due with rent each month. This fee is separate from rent and is non refundable. The tenant is fully responsible for: * All damage caused by the pet, including flooring, doors, walls, and landscaping * Odor control and cleanliness of the property * Flea prevention and any pest related issues * Ensuring the pet does not create noise disturbances or nuisance complaints Any damage caused by the pet is not considered normal wear and tear and will be charged to the tenant upon move out or during tenancy if applicable. Failure to comply with this pet policy is a lease violation and may result in termination of the lease. 7. Use and Occupancy The property is to be used strictly as a private residence. Only individuals listed on the lease are permitted to occupy the property. Unauthorized occupants or subleasing are prohibited. 8. Early Termination If the tenant vacates before the lease term ends, the tenant remains responsible for rent until the lease expires or the property is re rented, whichever occurs first. Written notice is required. 9. Inspections The landlord may conduct inspections with proper notice to ensure the property is being maintained and to identify any necessary repairs or lease violations. 10. Insurance The tenant is required to maintain renters insurance covering personal property and liability, including coverage for the approved pet. 11. Condition of Property The tenant accepts the property in its current condition at move in and agrees to return it in the same condition, excluding normal wear and tear. 12. Lease Violations Any failure to comply with the terms of this lease, including but not limited to nonpayment of rent, failure to maintain utilities in tenant name, unauthorized occupants, property damage, or violation of the pet policy, will result in written notice and may lead to termination of the lease in accordance with South Carolina law.
