Lease terms

Tenants are responsible for all utilities, including but not limited to electricity, gas, water/sewer, trash collection, internet, and any other services used at the property. No utilities are included in the monthly rent. All utility accounts must be transferred into the tenant's name prior to move-in. Yard Upkeep & Maintenance Responsibilities Tenants are fully responsible for all yard upkeep, including but not limited to: Mowing and edging the lawn on a regular basis Trimming hedges, shrubs, and trees Weed control and flower bed maintenance Leaf removal and general yard debris cleanup Irrigation system maintenance (if applicable) Seasonal lawn care (fertilizing, winterizing, etc.) Pet Policy Pets may be permitted with prior written approval. If approved, a refundable pet deposit $500 applies. Breed and weight restrictions may apply. Tenants are responsible for any pet-related damage beyond normal wear and tear. Tenants are required to carry renters insurance with a minimum liability coverage of $100,000 for the duration of the lease. Proof of coverage must be provided prior to move-in and maintained throughout the lease term.
