Lease terms

Lease Term: 12-month lease. Utilities: Tenant is responsible for all utilities, including electricity, gas, water, sewer, trash, internet/Wi-Fi, and any other utility services. Owner-Provided Services: Landlord will provide and pay for professional monthly pool maintenance and landscaping services. Tenant Responsibilities Tenant accepts the premises in clean, safe, and habitable condition and agrees to:Maintain the home in a clean and sanitary condition, including all interior and exterior areas under the tenant's control. Promptly report all maintenance issues. Water leaks, plumbing backups, HVAC failures, or any condition that could cause damage to the property must be reported within 24 hours of discovery. Be responsible for any damage caused by the tenant, occupants, or guests due to negligence, misuse, or failure to report maintenance issues in a timely manner. Tennant must replace HVAC air filters regularly (approximately every 1-3 months or as recommended by the manufacturer). Keep sinks, toilets, showers, and drains free of clogs caused by hair, grease, wipes, or other improper materials. Tenant is responsible for service calls resulting from preventable clogs. Keep the property free of trash and debris and take reasonable steps to prevent pest infestations through proper housekeeping. Maintain renter's insurance throughout the lease term. Landlord is not responsible for loss of or damage to the tenant's personal property. Comply with all HOA rules and regulations, as well as all applicable federal, state, and local laws. Property Rules Pets: No pets are permitted without prior written approval from the landlord. Unauthorized pets will result in a $500 fee and may be considered a material breach of the lease. Smoking: Smoking, vaping, illegal drug use, and any unlawful activity are strictly prohibited on the property. Pool: Landlord provides professional pool service. Tenant is responsible for day-to-day cleanliness (such as removing debris) and may not adjust or tamper with pool equipment without the landlord's written permission. Landscaping: Landlord provides professional landscaping service. Tenant agrees to keep the yard free of trash and personal belongings between scheduled services. Alterations: Tenant may not paint, install fixtures, mount televisions, install shelving, change locks, or make alterations or improvements to the property without the landlord's prior written approval. Tenant may not perform repairs to the property except in the event of a true emergency to prevent further damage. Violations of these rules or any material terms of the lease may constitute a material breach of the Rental Agreement. Landlord Responsibilities Landlord is responsible for maintaining the property's habitability and major systems, including plumbing, electrical, HVAC, and structural components, except when repairs are required due to tenant negligence, misuse, or failure to report maintenance issues promptly.
