Lease terms

Sublease term runs through April 30, 2027, aligned with the end of the current lease. Rent is due on the 1st of each month. A 3-day grace period applies; after that, a one-time late fee of 5% of the monthly rent will be charged. All utilities, including internet, are included in rent. Off-street parking included. No smoking permitted anywhere on the property. No pets allowed. Tenant is responsible for their own trash removal no trash pickup service is provided. Maintenance and repair requests should be submitted to the sublessor, who will coordinate directly with the rental agency on the tenant's behalf. A security deposit equal to one month's rent is required, payable to the sublessor before move-in. The deposit will be returned within 45 days of move-out, less any deductions for damage beyond normal wear and tear, following a joint move-out inspection. Rent and all payments are made directly to the sublessor, not the rental agency. Subtenant's occupancy is contingent on the sublessor's own lease remaining in good standing and ends automatically if the sublessor's lease ends or is not renewed. Renters insurance is required, and proof of coverage must be provided before move-in. A background and credit check is required prior to lease approval.
