Lease Terms & Policies Lease Duration 12-month lease preferred. Short-term arrangements (6 months) considered on a case-by-case basis at a higher monthly rate. Rent & Fees Rent: $2,200 per month Security Deposit: $2,200 Pet deposit: $300 (refundable, if applicable) Pet fee: $50/mo (if applicable) Late fee: $100 if rent is not received by the 5th of the month Rent Payment Rent is due on the 1st of each month. Electronic payment preferred (Zelle, Venmo, or bank transfer). Utilities All utilities are the tenant's responsibility, including electricity, water, gas, internet, and trash. Optional Add-Ons The following services are available to include in your lease for an additional monthly fee pricing provided upon request: Appliances package Yard maintenance Pest control Pets One pet permitted with prior approval. Maximum weight 50 lbs. Monthly pet fee of $50 and a refundable $300 pet deposit required. No aggressive breeds. All pets must be approved before lease signing. Smoking This is a non-smoking property. Smoking of any kind is not permitted inside the home or on the property. Maintenance & Care Tenants are expected to maintain the property in good condition. Tenant is responsible for minor repairs under $75. Owner handles major repairs and appliances (if appliance package is selected). HOA This property is located in an HOA community. Tenants are required to comply with all HOA rules and regulations. HOA fees are covered by the tenant. Early Termination Early termination requires 60 days written notice and a fee equal to one month's rent. Move-Out 60 days written notice required prior to move-out. Property must be returned in the same condition as move-in, normal wear and tear excepted.
