Lease terms

Rent is $3,500 per month with a security deposit equal to one month's rent. A one-year lease is required. The home is available September 27th, with the possibility of an earlier move-in as soon as August 8th, current tenant has expressed flexibility regarding an earlier vacancy date. The property is currently occupied and showings are by appointment only; please do not disturb current occupants. Applicants must have a minimum credit score of 740, verifiable household income of at least $10,500 per month (three times monthly rent), and no prior evictions, bankruptcies, or collections. A $45 application fee applies, and credit, background, rental history, and income verification will be conducted. Tenant shall maintain renter's insurance throughout the lease term. Up to two pets may be considered upon approval, with a $50 pet rent per pet is required; all pets must be present during the application process, and pets under one year of age will not be considered. Gardening service is included. No smoking anywhere on the property or subletting is permitted. Refrigerator, oven/range, and dishwasher are included; washer and dryer are not provided. Ample parking, including RV parking, is available at no additional cost. Please note that a covered storage area on the property is reserved for the owner's occasional access a few times per year.
