Lease terms

Lease term 12 months, negotiable. After lease term finishes lease can be extended in smaller terms (month over month, quarterly, etc) under mutual agreement. Last month's rent will need to be paid in full. Security deposit can not be used as partial rent payment. Absolutely no smoking of any kind inside the house. Outdoor smoking is fine. Tenant is expected to replace furnace filter at least quarterly. Bi-monthly recommended. Filters provided by landlord. Tenant is expected to mow the lawn during the spring, summer, fall seasons . External care can be provided at a cost to tenant. Landlord will cover 1 furnace and 1 AC inspection. Visit is by appointment at tenant's convenience but must be done. Landlord may enable access to 3rd party service provider in case tenant doesn't provide appointment times. Emergency calls will be addressed timely. If call turns out to not be an emergency a fee may be collected. Estimated monthly utilities costs: Electric + gas: $130 on the hot season, $90 in the colder season. Water: $35, $60 sprinkler summer season. Sewer, pest control, trash collecting included in rent. Options: 1Gb internet through Xfinity with 3 security cameras ($90/month) Semi furnished: basic furniture, dresser, tall island chairs, tv stand, queen bed ($150/month, includes 1Gb internet with cameras). Fully furnished: TV (x1), beds (1 queen, 2x twin, bedding clothes, small kitchen appliances, kitchenware) ($350/month includes 1Gb internet). Renter's insurance waived on the furnished options but property insurance will not cover tenant's personal items. Options must be agreed for at the beginning of lease and will last through the whole duration of the lease. We would like you feel at home. Curtain rods, pictures, portraits OK to install at tenant's expense. TV wall mount at tenant expense after landlord agreement in writing only.
