RESIDENTIAL LEASE AGREEMENT 1. THE PARTIES This lease agreement is made between: Landlord: Maizie Laws Tenant(s): [Insert Tenant Name(s)] 2. THE PROPERTY The Landlord agrees to rent the following property to the Tenant: Address: 815 Rosewood Drive, Benton, AR 72015 Property Details: 3 bedrooms, 2 full bathrooms, fenced-in backyard, back deck, and 2-car attached carport. 3. LEASE TERM This lease is for a period of one (1) year. Start Date: May 1, 2026 End Date: April 30, 2027 4. RENT AND DEPOSIT Monthly Rent: The Tenant agrees to pay $1,800 per month. Rent is due on the 1st day of each month. Deposit: The Tenant will pay a deposit of $1,800 before moving in. This deposit will be applied specifically to cover the last month's rent of the lease term. 5. LATE PAYMENTS AND GRACE PERIOD Due Date: Rent is strictly due on the 1st day of each month. Grace Period: The Tenant is allowed a grace period of five (5) days. Rent paid between the 2nd and the 5th of the month will not incur a penalty. Late Fee: If the full rent amount is not received by 11:59 PM on the 5th day of the month, an initial late fee of $50 will be charged. Daily Fee: An additional late fee of $10 per day will be added for every day the rent remains unpaid, starting on the 6th of the month, until the balance is paid in full. 6. UTILITIES The Tenant is fully responsible for setting up and paying all utility bills associated with the property. This includes, but is not limited to, electricity, water, gas, trash collection, and internet/cable. 7. APPLIANCES (Provided "As-Is") All existing appliances in the home are included for the Tenant's use. Maintenance Rule: These appliances are provided "as-is." If an appliance breaks down or stops working, the Landlord will not repair or replace it. Tenant Options: If an appliance fails, the Tenant may choose to repair it at their own expense or purchase their own replacement appliance. 8. MAINTENANCE AND UPKEEP Landlord Responsibilities: The Landlord will pay for and manage all routine pest control and yard maintenance (mowing, trimming, etc.). Tenant Responsibilities: The Tenant must keep the property clean and sanitary. The Tenant must immediately notify the Landlord of any major damages, leaks, or required structural repairs. 9. PET POLICY Pets are only allowed if the Landlord gives written pre-approval before the pet moves in. If a pet is approved, the Tenant must pay a $300 non-refundable pet deposit. The Tenant must also pay an additional $50 per month in pet rent (per approved pet) to help cover the added wear and tear on the yard maintenance. 10. SMOKING POLICY Smoking of any kind is strictly prohibited inside the house. Smoking is only allowed outside the property. The Tenant is responsible for safely disposing of all smoking materials and keeping the outdoor areas clean. 11. NOTICE TO VACATE (MOVING OUT) Required Notice: The Tenant must provide a written notice to the Landlord at least thirty (30) days before the lease end date (by March 31, 2027) stating whether they intend to move out or if they wish to request a lease renewal. Penalty for No Notice: If the Tenant fails to provide the required 30-day written notice before moving out at the end of the lease, the Tenant will be responsible for paying the equivalent of one additional month's rent. 12. RIGHT OF ENTRY AND INSPECTIONS Routine Walk-Throughs: The Landlord reserves the right to enter the property to perform routine inspections, ensure lease compliance, or make necessary repairs. Notice Required: The Landlord will provide at least twenty-four (24) hours of advance notice before entering the property for non-emergency reasons. Entry will be scheduled during reasonable hours. Emergencies: In the event of a true emergency (e.g., a burst pipe, fire, or severe leak), the Landlord may enter the property immediately without prior notice to prevent damage or ensure safety.
