Terms at 815 26th Ave

12-month lease required. First month's rent and security deposit due at lease signing. Security deposit not to exceed one month's rent and is refundable per Washington State law. Tenant is responsible for all utilities, including electricity, gas, garbage, and internet. Water and sewer will be billed separately through a shared Seattle Public Utilities (SPU) account and allocated to tenant based on usage and/or an agreed-upon proration method. No smoking permitted anywhere on the premises, including inside the home and all exterior areas. Pets considered on a case-by-case basis. Maximum of one pet allowed under 40 lbs. Additional pet deposit and monthly pet rent will apply. All pets must be screened and approved prior to move-in. Minimum income requirement of 3x monthly rent. Credit, background, rental history, and employment verification required. Renter's insurance is required prior to move-in and must be maintained throughout the lease term. Tenant is responsible for maintaining the property in good condition, including routine upkeep such as landscaping (if applicable), replacing light bulbs, and general cleanliness. Any damage beyond normal wear and tear will be the tenant's responsibility. Parking includes one car garage parking and one additional exterior parking space. Property may be rented furnished or unfurnished. Furnished option available for an additional $1,000 per month. Application screening criteria and approval are subject to Seattle's First-In-Time ordinance.
