Lease terms

Monthly rent is $3,000 with a $3,000 security deposit due prior to move-in. Tenant is responsible for all utilities, including electric, natural gas, water/sewer, trash/recycling, cable, and internet. Tenant must maintain active utility service throughout the lease term and is responsible for routine interior upkeep such as replacing light bulbs and air filters. Owner will manage routine lawn mowing and exterior pest control. Tenant is responsible for snow and ice removal from the driveway, sidewalks, steps, porch, and walkways as needed. Tenant is also responsible for maintaining the property in a clean and safe condition, including proper trash disposal, watering plants/landscaping as reasonably needed, and notifying Owner promptly of any maintenance issues. Pets are allowed with approval. One spayed/neutered dog is permitted; no cats or additional pets. A one-time non-refundable pet fee of $500 applies. No smoking is permitted inside the home. Renter's insurance is required prior to move-in with minimum coverage of $300,000 personal liability. The home is to be used as a private residence only and may not be subleased or used as a short-term rental. Tenant is responsible for any damages caused by themselves, occupants, guests, or pets beyond ordinary wear and tear.
