Lease terms
The rental agreement is a month to month with no minimum stay requirement. The monthly rent is $4,000. Rent is due on the 1st of the month unless we agree on another date when signing the rental agreement. A late fee of $20 a day will apply beginning the 3rd day after the due date. (If the rent is due on the 1st, the late fee will begin on the 4th.) The house will be given in move in condition. $400 of the deposit will be a nonrefundable cleaning fee-UNLESS the tenant returns the house in similar condition at the end of their lease. I will pay for water/trash and gardener. Tenants cover gas, electricity and internet/wifi. Sorry no pets allowed due to past issues. No smoking. Details regarding parking were provided in the house description-shared driveway and limited street parking-no more than 2 cars preferred. Tenants must replace the air conditioning filter regularly as needed (at least every 3 months). Tenants must report any issues in the house such as water leaks or electrical issues immediately. Tenants must water the front and back yards regularly.

Charming very well maintained 1926 bungalow located in walking distance from major bus lines, Stonewood Shopping Center, Downey Civic Center, and… Downtown Downey (Farmer's market, movie theater, Porto's, Grocery Outlet, restaurants and banks).
Downey Unified is an excellent school district. Warren is the high school for our address.
The house has a new roof, new ceramic tile floors throughout, fresh paint and new electrical outlets. The kitchen cabinets are original and in very good condition. There is a refrigerator, stove and washer/dryer in the house. The stove and dryer have extended warranties. The washer does not. If it breaks the tenant would need to take care of repairs. Central air and ceiling fans are in 2 of the 3 bedrooms.
There are both front and back yards with nice landscaping and fruit trees, all of which require regular watering as there is no sprinkler system in place yet. I pay for basic gardening service-mow and blow. There is also a one car garage space suitable for storage.
I will be adding pavers and a gazebo in the back yard over the next 6 weeks.
This is a friendly neighborhood where people walk their dogs regularly.
Parking is tight in this area. If you have more than 2 vehicles this neighborhood won't be a good fit for you.
We are looking for tenants who will be a good fit for our house. I take good care of the property and respond quickly when service issues come up. We expect our tenants to do the same as this is our home.
I live nearby and can make arrangements to show it most afternoons and evenings. If we decide it's a good fit for you, you can fill out the application and take the house. Credit score of 600+ preferred but negotiable.
