Large windows with natural light located in living room, 2 bedrooms and large sliding door in kitchen with access to outdoor screened in patio. Located in the gated community of Summerfield at Southside Jacksonville. We will be replacing the garbage disposal prior to moving out, pressure washing the porch and providing a deep clean of the premises. Pets will be welcome but limited to dogs and cats. No pitbulls, chow-chow, Dobermans. We are a smokeless home so we also will expect no smoking on the location. The dryer will also be replaced prior to our moving out. Lawncare is provided by the community with no charge to the tenant. Community offers a pool and fitness center which is open 24/7. Location is within minutes from UNF and town center and approximartely15 minutes from the beaches. Tenant is responsible for internet/cable. Electric (includes sewer and water).

      Terms at 8129 Summer Point Ct

      The tenant is responsible for paying electric bill and internet. HOA fees are already paid. There is no smoking on the premises. Open to cats and dogs, 2 maximum, with a one time deposit of $250 for the first pet and $150 for second which will not be returned if tenant decides to vacate the property. (Used for cleaning/damage fees). Parking is available around the entire community, there is no set spot. Lease is for 12 months. A security deposit of $1000 will be required which will be returned to tenant, if vacating, at an equal amount or less based on property damages. $1700 (first months rent) will also be due prior to occupation. Rent is due on the 1st of each month. Late fee of $50 will be charged if rent is not paid within 3 days of due date. Tenant will be required to keep the property in good and sanitary condition. Replace air conditioner filter every 3 months. Tenant will be responsible for keeping noise level at a minimum during all hours of the day and night. If tenant decides to terminate lease before the year is up, the tenant will be responsible for a $3400 fee. If at any time during the term of this Agreement Tenant abandons the Premises or any part thereof, Landlord may, at Landlord's option, obtain possession of the Premises in the manner provided by law, and without becoming liable to Tenant for damages or for any payment of any kind whatever. Landlord may, at Landlord's discretion, as agent for Tenant, relet the Premises, or any part thereof, for the whole or any part thereof, for the whole or any part of the then unexpired term, and may receive and collect all rent payable by virtue of such reletting, and, at Landlord's option, hold Tenant liable for any difference between the rent that would have been payable under this Agreement during the balance of the unexpired term, if this Agreement had continued in force, and the net rent for such period realized by Landlord by means of such reletting. If Landlord's right of reentry is exercised following abandonment of the Premises by Tenant, then Landlord shall consider any personal property belonging to Tenant and left on the Premises to also have been abandoned, in which case Landlord may dispose of all such personal property in any manner Landlord shall deem proper and Landlord is hereby relieved of all liability for doing so. ATTORNEYS' FEES. Should it become necessary for Landlord to employ an attorney to enforce any of the conditions or covenants hereof, including the collection of rentals or gaining possession of the Premises, Tenant agrees to pay all expenses so incurred, including a reasonable attorneys' fee.
