Lease terms

1. General Conduct Maintain cleanliness and order inside the unit and around the yard. No smoking or vaping inside the property. Quiet hours: 11:00PM 7:00AM. Please respect your neighbors. 2. Maintenance Report any damage, leaks, or maintenance issues immediately. The Tenant is responsible for keeping the premises, appliances, and fixtures clean and in good condition. The Tenant is also responsible for maintaining the cleanliness and general upkeep of the outdoor areas, including the yard, porch, and driveway. No repairs, alterations, or modifications may be made without the Landlord's prior written approval. 3. Parking Use only your assigned parking space or garage. No vehicle repairs or oil changes on the property. 4. Pets Pets are allowed with landlord approval. Small and medium-sized pets are welcome. Large breed dogs are not permitted. A refundable pet deposit and/or monthly pet rent may apply. Tenants are responsible for cleaning up after their pets and for any pet-related damages. 5. Rent & Payments Rent is due on the 1st of each month. First month's rent is due at the time of signing the lease agreement. The Tenant is responsible for paying all utilities, including but not limited to electricity, water, sewer, garbage, natural gas, internet, and any other utility services provided to the property. Late payment fee: $150 if rent is more than 5 days late. 6. Move-Out Provide at least 30-day written notice before moving out. The unit must be returned clean and in its original condition. Security deposit will be refunded within 21 days after inspection (RCW 59.18.280).
