Tenant is responsible for utilities (heat, electric, tenant phone, tenant cable, tenant internet, trash & recycle removal and snow shoveling). Tenant will establish accounts and transfer service for Green Mountain Power and Irving Oil accounts. Owner will reduce the rent by $50.00 per month during the term of the lease to compensate for utility use in the owners flat. The flat may occasionally be used by family and friends. Notice will be given to the tenant regarding use. Owner will be responsible for plowing the driveway and lawn mowing. Tenant is responsible for keeping the walkways, paths, decks accessing the home, and the garage bays clear of any snow and ice buildup during the winter months. Tenant will shovel a path to keep the oil fill reasonably accessible. Tenant is responsible for exterior upkeep around the house: landscaping, gardens, and plantings shall be maintained in the manner and condition as received on the start date of the lease agreement. Everything on the property is included for access and use by the Tenant except what is listed below. Access to the bowling alley is not allowed Access and use of the barn is not allowed and no animals are allowed into the barn Access and use of the owner flat is not allowed Access to outdoor paddock is not allowed. If an item is not listed herein it is considered to be included in the rental contract and can be accessed and used by the Tenant.
