Lease terms

MAINTENANCE & REPAIRS (KEY SECTION) Tenant Responsibilities: Tenant agrees to: * Maintain interior cleanliness and condition * Handle minor repairs and maintenance, including: * Clogged drains/toilets * Light bulbs and fixtures * HVAC filter changes (monthly) * Appliance upkeep * Pay first $200 per repair/service call (recommended range) Landlord Responsibilities: Landlord will maintain: * Structural components (roof, foundation) * Major electrical/plumbing failures * Exterior maintenance and lawn care * Routine pest control 8. PROPERTY CONDITION (AS-IS CLAUSE) Tenant acknowledges: * Property is rented AS-IS * May contain cosmetic imperfections and deferred maintenance * Tenant accepts condition at move-in (documented via inspection report) 9. ALTERATIONS No alterations without written consent. Tenant responsible for restoring property if alterations are made. 10.
