Lease terms

Lease term: 12-month lease, with renewal offered at term end. Rent is $3,600/month, due on the 1st. Utilities & services: Owner pays water, sewer, and trash (covered by the condo fee). Renter is responsible for electricity and gas, plus internet/cable. Due at signing: First month's rent and a security deposit equal to one month's rent. Deposit is held in an interest-bearing escrow account as required by DC law. Pets: Up to one cat or dog under 35 lbs considered on approval, $25/month pet rent. Smoking: No smoking or vaping of any kind inside the unit or in any common area of the building. Condo rules: This is a penthouse unit in a self-managed condominium. Renter agrees to comply with the association's rules and regulations, including quiet hours, move-in/move-out scheduling, and use of the private roof deck. A copy of the rules will be provided with the lease. Other terms: Renter's insurance with a minimum $100,000 liability is required. No subletting or short-term rentals (Airbnb, VRBO, etc.) without prior written consent. Renter is responsible for replacing HVAC filters quarterly. Owner handles all major systems and appliance repairs.
