RENTAL CRITERIA AND APPLICATION DISCLOSURE: The following information will be accessed as part of the screening for any applications for tenancy. Applications will not be accepted until all potential renters have had a tour of the interior and exterior of the property with us. For applicants from out of the area, one member from the group of residents or another individual identified by the applicant must visit the property in person and use an interactive "real time" method of taking a virtual tour of the property on behalf of those not present. Applicants must be on time for showing appointment, meetings with landlord, or call timely to reschedule (failure to do so results in denial of application). Applicants must submit a fully completed application after completion of showing with no material misstatements or omissions for every occupant (over 18 years of age or emancipated minor) with application fee of $45 per person (our cost). Groups of more than one applicant will not be considered until the applications from all members of the group are received in full. Positive government issued photo ID for all adults (over 18 years of age or emancipated minor) must be provided. Failure to do so results in denial of application. Credit report completed by a third party of landlords choosing and completed by landlord. In the event of denial of tenancy or other adverse action, you have the right to dispute the accuracy in the consumer report and to request a free copy of the report from TransUnion Consumer Relations, 2 Baldwin Place, PO Box 1000, Chester, PA 19022. Minimum credit score of 720 and favorable credit history free of negative credit issues which may indicate the application has a pattern of failure to make timely payments towards financial obligations. Any credit records shown on a credit report as delinquent, charge off, unpaid, or inadequate credit score are grounds for denial of tenancy. Portable screening reports or previous screening reports provided by applicants will not be accepted. Demonstration of ability to pay security deposit and rent requirements on time. Applicants must show a minimum of 3 times monthly income vs. monthly rent. Verification of stable source income required. Employment and/or income amounts and through supervisor, recent verifiable paystubs, tax returns is required. Verification of additional sources of income that applicants wish to disclose (child support, trust income, subsidies, etc) is accepted. Applicants must display steady employment/income history. Inability to show proper income verification is grounds for denial. Your rental history from prior landlords. Favorable references must be received from a minimum of your last two landlords (i.e., timely rent payments, no damage in excess of normal wear and tear, documented ability to be a good neighbor, no documented complaints from neighbors, no rule violations, timely issuance of notices of intent to vacate and compliance therewith). Any negative history from a prior landlord is grounds for denial of tenancy. If your former landlord does not respond to request for information within 48 hours of being contacted that can result in denial of application due to unavailability of verifiable favorable rental history. If no rental history, adequate personal references for equivalent of two landlord references and/or mortgage payments may be provided. Public records regarding civil court records may be grounds for denial of tenancy. Registration as an adult sex offender may be grounds for denial of tenancy. If any applicant or any member of their party displays inappropriate behavior or causes any damage or loss to landlord or current tenant property they will be disqualified from further consideration. Smoking on the property is prohibited. Pets on the property are prohibited. Renter's insurance for the duration of the lease term and a minimum of $100,000 tenant liability is required. Tenants are responsible to pay for water, sewer, garbage, gas, and electricity utilities. Tenants are also responsible to pay for cable, internet, and phone if they choose to have these services. Parking is only allowed on-street. Security deposit of $1,700 due at lease signing. Any other information provided by the applicant (anticipated length of tenancy, tenancy commencement date, etc) will be taken into consideration.
