We are not part of a larger corporation, just a local family who lives in the Northland! That also brings up a good point - To save the rental management companies some time from calling us, sorry guys - we have no intention to use one, no need to call us to inquire!
We have always had a love for real-estate and helping our tenants reach their own goals of saving and owning their own homes someday or helping them maintain a home to rent for years to come, if that is preferred over owning a home!
We are active in our Church, community volunteering, picking up trash, and also have our own daytime jobs. We love animals and have our own dog, cat, chickens, and bunnies! We have several kiddos and are kept busy helping them with their school and activities!
We absolutely love being landlords and have been so incredibly blessed to have mostly had tenants over the years who have taken great care of our homes and have been able to purchase their own homes after renting with us for several years! We want each of our applicants and tenants to know that because we are not apart of a larger corporation, we are responsible for the mortgage if a tenant cannot pay monthly rent. Because of this, we kindly ask each applicant to take this into consideration by respecting the rent to income ratio and credit scores that we have pre-set on Zillow. These are highly effective tools that are used to determine if there is enough income coming in to pay the cost of rent and also to determine debt to rent ratio. This is not only beneficial for landlords, but a great tool for applicants to use when determining if a home's rent will be sustainable over time.
How do we screen qualifications?
++ Application process: We will open applications for this home via Zillow, after showings.
++ We will require ALL tenants who will be residing in the home who are 18 or older to submit an application!
++ Please know we do call former landlords to verify previous rent has been regularly paid on time as we require rent to be paid via monthly automatic bank transfers.
++ We set the minimum credit score requirement of 660 or higher on the Zillow application. Yes, this is for EACH applicant.
++ We set the minimum income to rent ratio of 3x income to rent on the Zillow application.
++ We obtain our criminal background check and credit check through Zillow's process. Yes, this is for EACH applicant.
++ Any former court convictions including housing court, evictions, and wages being garnished from former landlords will be obtained and considered in the application process. We use county public records to look up any wages that are currently being garnished or former court convictions of evictions. We will screen EACH applicant.
++Because of the LARGE number of inquiries and applications we receive that do not meet the minimum qualifications, please know we will not be responding to inquiries or applications that do not meet the minimum qualifications.
